It is a zip / rar of non-standard items.
It might be not much more than renamed files, but usually it contains additional content.
Occasionally they may also lack items you are looking for.Ideally there should be a file list to tell you what you are getting.

It can also be when someone has purchased an item and, for reasons best known only to them, they have altered the file structure and made a new zip file.
Comon examples are changing the names of folders, extracting files and then repacking so as to no longer be in DIM format, adding their own crap.....Basic rule [as not everyone wants to manually install things] - if you purchase a product and intend to upload it here, just provide the exact copy of the items as it was downloaded.
Keep it simple for even the least experienced among us to avoid installation problems.
